This monthly market stats update is to help you track the movement of single family homes in the last 12 months of five cities in the east Valley – Scottsdale, Chandler, Tempe, Gilbert, and Mesa.

*** Starting August 2019, the Monthly Days On Market value was calculated as the difference between the Close of Escrow date and List Date.  And this value stops counting when the listing goes to Pending ***

Since real estate investment is for long term, we also include data since 2001 to help give you a better perspective of how the real estate landscape has changed over years.

The data is focused exclusively on closed transactions of single family houses between 1,500sf-2,500sf and at least 3BR/2BA (no condos or townhouses).  All distressed sales such as short-sale or foreclosures were excluded.
