Introduction

One question I occasionally hear from homebuyers and investors is whether property taxes in Tempe are higher than those in neighboring cities such as Chandler.

Rather than relying on assumptions or anecdotes, I decided to compare two similar East Valley subdivisions using publicly available property tax information and current market values.

This article is the first in my East Valley Market Intelligence series, where I analyze local housing data to help buyers and investors make more informed decisions.

The Comparison


Why This Matters

Property taxes are one of the ongoing costs of homeownership. While they often receive less attention than mortgage payments or interest rates, they can have a meaningful impact on the total cost of owning a home.

For investors, property taxes also influence annual cash flow and long-term investment returns.

Understanding these costs before purchasing a home helps buyers make more informed financial decisions.


How the Comparison Was Conducted

To keep the comparison as fair as possible, I selected two subdivisions with similar characteristics.

Parke (Tempe) and Tradition Unit 2 (Chandler)

The comparison focused on homes that were generally similar in:

  • Construction period (mid-1990s)
  • Single-family detached homes
  • Home size
  • Lot size
  • Market value range
  • 2025 property taxes

Instead of comparing the total tax bill alone, I calculated an Effective Property Tax Rate for each property by dividing the annual property tax by its estimated current market value.

This approach allows properties with different values to be compared on a more consistent basis.


What the Data Showed

The comparison found:

Parke (Tempe) 0.52%
Tradition Unit 2 (Chandler) 0.35%

In this initial comparison, homes in Parke had a noticeably higher effective property tax rate than comparable homes in Tradition Unit 2.

For a home valued around $600,000, this difference could represent approximately $1,000 more in annual property taxes.


What This Comparison Does—and Does Not—Tell Us

This comparison does not prove that every home in Tempe has higher property taxes than every home in Chandler.

Instead, it demonstrates that within these two comparable subdivisions, a measurable difference exists.

Further comparisons involving additional neighborhoods will help determine whether this pattern is isolated or more widespread across the East Valley.


Looking Ahead

The next question is naturally:

Why does this difference exist?

Property taxes are influenced by many factors, including assessed values, taxing jurisdictions, school districts, voter-approved bond measures, and other local taxing authorities.

In the next article, I’ll examine the underlying property tax records to better understand what contributes to the difference observed in this comparison.


USDR Insight

While property taxes deserve attention, they should never be evaluated in isolation. Neighborhood quality, appreciation potential, school districts, HOA governance, and long-term ownership goals all contribute to a property’s overall value. This comparison is intended to provide perspective—not to discourage buyers from considering Tempe.

Rather than relying on assumptions, my goal is to examine local market data objectively and share practical insights that help buyers and investors better understand the communities they are considering.
